2提案

管理内容をご納得いただきましたら、ミニテック担当者から家主様の建物に沿った内容で提案させていただきます。テナント・事務所部分は管理対象外となります。

3管理契約

家主様に十分にご納得いただいた上で、ご契約の手続をとらせていただきます。管理契約後、約２ヶ月後をめどに管理開始となります。それまでの間は建物等について現状確認や管理開始にむけての準備等を行います。
当社では、通常の管理業務と同様に建物管理も非常に重要な業務と位置付けしております。
別途費用となりますが、日常清掃・エレベーター保守点検・消防設備点検・貯水槽清掃・浄化槽清掃・排水管洗浄等、建物設備の維持管理のご提案もさせていただきます。

4管理開始

契約日より管理を開始致します。物件の管理には主に入居者募集から退去にかかわる業務と、建物の維持やリフォームのご提案などの建物管理に分かれます。

入居者募集～退去

入居者募集

管理契約後、ミニミニで優良入居者の募集を行います。申込時には弊社指定の信販会社で審査を行います。募集方法：インターネット・携帯端末・フリーペーパー・チラシ・新聞・ＴＶＣＭ・ミニミニ店頭等ミニミニホームページ「minimini.jp」

契約更新または退去

入居契約期間満了時には更新を行います。退去時には退去立会い・敷金清算業務をミニテックが家主様に代わって行います。

管理業務

賃貸経営

管理開始後、ミニテックで家賃集金・保証から各種業務代行まで、家主様に代わって業務を行い、賃貸経営をしっかりサポートします。また市場動向や賃貸に関するノウハウ提供、税金や法律等についても専門家がサポートをします。

リフォーム

2Proposal

Once you are satisfied with the management details, a minitech representative will make a proposal tailored to your property. Shop and office spaces are not included in the management service.

3Management contract

Once you are fully satisfied with the contract, we will proceed with the contract procedures. Management will start approximately two months after the management contract is signed. During this period, we will conduct property inspections and prepare for the start of management.
We consider building management to be just as important as regular management operations.
For an additional fee, we also offer daily cleaning, elevator maintenance and inspection, fire equipment inspection, water tank cleaning, septic tank cleaning, drain pipe cleaning, and other building maintenance and management.

4Start of management

Management will start on the contract date. There are two main aspects to property management: operations from tenant recruitment to move-out and building management such as building maintenance and remodeling proposals.

Tenant recruitment to move-out

Tenant recruitment

After the management contract is signed, minimini will work to recruit high-quality tenants. A credit check will be conducted by our designated credit company at the time of application. Recruitment methods: Internet, mobile devices, free newspapers, flyers, newspapers, TV commercials, minimini storefronts, etc. minimini website: minimini.jp「minimini.jp」

Contract renewal/move out

We take care of contract renewal at the end of the tenant contract period. When a tenant moves out, minitech will act on behalf of the landlord to attend the move-out inspection and settle the deposit.

Management operations

Rental management

After management starts, minitech will perform various operations on behalf of the landlord, from rent collection and guarantees to other administrative operations, firmly supporting rental management. In addition, experts will provide support regarding market trends, rental-related expertise, taxes, laws, and other matters.

Remodeling

We will check for areas in need of repair. We then propose a remodeling plan for the necessary areas. The minimini Group provides total support from contracting to move-out.
